Lincoln C. Cummings was a founder of Community Associations Institute and the CAI Research Foundation B non-profit corporations that provide research and education to common interest communities throughout the country. He was president and CEO during its formative years and helped establish the national standards for cooperatives, cooperatives and homeowner associations. Linc has trained over 3,000 managers through creation of the Professional Management Development Program (PMDP) curriculum with its Professional Community Manager (PCAM) designation. He developed the CAI Guide for Association Practitioners (GAP) series. He is CAI=s first lifetime Honorary Member.
Linc was Vice President of the United Homeowners Association where he created the Homeowners Forum on America Online, Senior Vice President of the American Homeowners Association where he created HOMECentral website, and principal information source for the Virginia Community Association Network website. He has written five books on corporate planning and community management and authored numerous articles in trade publications over the years.
He served as Commissioner of Planning for ten years and member of the Economic Development Commission for seven years in Arlington County, VA. Linc is a former IBM executive of the Federal Systems Division.
Linc has nearly 30 years of experience assisting community associations across the country.
L. Clifford Cummings is a 2005 graduate of Rochester Institute of Technology with BS and MS degrees in Industrial Engineering. He has worked as an intern for Clark Construction, Delphi, Goodrich Technologies and Garlock Sealing Technologies. Cliff is managing the new CondoKitchens.com subsidiary of Cummings & Associates and will assist on most contacts.

Bernie A. Howe, CMCA, PCAM, LSM, provides consulting to large scale communities throughout the country. He as served as General Manager of Lake Monticello Owners Association, River Park Mutual Homes, Alpine Lake Owners Association and is currently General Manager of Sun Lakes Phase II, a 12,000-unit homeowners association in Pheonix, Arizona. He will assist in the staff operation portion of the proposed contract.
